Property management for owners

We manage buildings the way owners do.

Because that’s what we are. We own and run apartments across nine Wisconsin markets, and we’ll run yours against the same bottom line we answer to on our own.

Is your building leaving money on the table?

Tap anything that sounds familiar. Most owners we talk to tap at least two.

Talk through these with us
Proof, not promises

Three buildings. Three different problems.

Running a building is coaching: read what’s in front of you, then call the right play. One building we manage for another owner, one we redeveloped and one we own, each with its starting point, what we changed and how we measured it.

Lake Park apartments in Plover, across the pond
01Third-party management
Operations alone

Lake Park, Plover

Starting point
A stabilized building that came to us from another manager. Nothing structurally wrong, but leasing ran on autopilot, the budget was carried forward year to year and vendor contracts renewed untouched.
What we did
No capital project. We re-priced the rent roll unit type by unit type, took vendor contracts back out to bid, and moved maintenance from reactive to scheduled.
ResultsMeasured: January to August, year over year
−39%maintenance and repair spend
−50%turnover cost
~95%occupancy, no broad rent promotion

Cleaning down 37%, grounds down 35% and amenity revenue up 13%, with revenue held steady.

02Redevelopment
A change of use

bantr weston, Weston

Starting point
A nursing home. Not an underperforming apartment building, but an asset whose use no longer worked in that market.
What we did
We changed the use, repositioned it into apartments, then leased and ran it ourselves. We did the same at Neenah and Chilton. Today it runs as furnished, flexible-term housing for corporate and traveling guests.
ResultsMeasured: Over two years of operation
76→95%occupancy, up from 76%
+13%average rent
+37%revenue

Annualized revenue from about $582,000 to about $800,000, and NOI from negative to positive.

03Owned and operated
More revenue per unit

bantr wausau, Wausau

Starting point
A large building we own, performing fine on annual leases but well short of what the market would pay.
What we did
About half the building moved to short-term stays alongside annual leases, with turn time cut to 24–48 hours so the extra turnover didn’t cost occupancy.
ResultsMeasured: Current operating model
~50%of the building on short-term stays

Short-term, furnished and annual leases under one roof, priced and staffed as one building.

Why owners hand us the keys

An owner on your side, not a vendor.

We sign for our own buildings and live with their numbers every month. Here’s what that changes for yours.

Buildings we run right now

Nine markets. One team.

Some we built, some we bought, some we manage for other owners and some were something else entirely before we got to them. We operate all of them. If your building is near one of these, our team is already in place.

The free building review

Bring us one building. We’ll tell you what we’d change.

Thirty minutes with our leadership. Pick one of these, or all four, and we come to the call having already looked at your building.

  1. 01

    What your rents should be

Your unit types against the buildings you compete with, from people who have toured them.

  2. 02

Where your expenses sit above market

Vendor rates, turn cost and staffing, against what we pay per unit across nine markets.

  3. 03

What else the building could be

Short-term, furnished, add-on services or a change of use, including when the answer is to leave it alone.

  4. 04

    What switching would actually cost

Our fee in writing, including exactly what the percentage applies to. No setup fee.

How it works

From first call to handed off.

  1. 1

    Tell us about the building

Two minutes with the form below, or book a time with our CEO directly.

  2. 2

    We do the homework

Rents, expenses and options, looked at before the call so the 30 minutes is about your building, not about us.

  3. 3

    You get the review

What we’d change and what management would cost, in writing, with no setup fee. Yours to keep either way.

  4. 4

    We take it from there

Leasing, marketing, maintenance and on-site staff, run by the team already running ours.

Straight answers

What owners ask first.

What does it cost?

One management fee, quoted as a single percentage, with no setup fee. You’ll have the percentage, and exactly what it applies to, in writing before you decide anything.

Is the building review really free?

Yes. Thirty minutes with our leadership. You pick what we look at, and you keep what we find, whether or not you hire us.

Will you push short-term rentals on my building?

No. We run annual, short-term, furnished and mixed-use, so we can tell you which one fits. For most buildings that’s straight annual, and we’ll say so.

Do you take mixed-use buildings?

Yes. Our in-house leasing, marketing, maintenance and cleaning teams work under one accountable operating partner, which is why we take the mixed-use buildings other managers pass on.

My building isn’t near your markets. Should I still reach out?

Yes, tell us about it. If it’s near one of our nine markets, our team is already in place.

Who will I actually talk to?

Our leadership, including our CEO, Austin Lokre. Not a sales rep reading a script.
